Frequently Asked Questions

1. Where is the development located?
Duffin's Village is located east and west of Church St on the north side of Rossland Rd in Ajax.

Phase 1 is located on the west side of Church St.

2. How many phases will Duffin’s Village have?
There will be 5 phases.

3. When are the closing dates for Duffin’s Village Phase 1?
Closing dates range from March 2014 – October 2014.

4.How long has Coughlan Homes been building?
Coughlan has been building quality homes in the GTA since 1958. Please feel free to take a look at a few of our “Established Communities” located on our website’s home page.

5. Are there hydro lines close to the development?
The north side of Phase 2 will border the Hydro Electric Power Corridor.

6. How many houses will be built in total?
In phase 1, we have released 140 lots. There is a mix of 20ft and 25ft town houses & detached singles 30ft and 40ft. All of our homes are principally clay brick and stone.

7. What is the difference between Elevation A and Elevation B?
The different Elevations reflect the exterior of the home, such as rooflines, window details, accent trim, brick and stone.

8. Are there premiums on the irregular shaped lots?
Yes, some lots are subject to premiums.  Please contact the sales office to find out which lots are available and any applicable premiums.

9. Are the townhomes free hold?
Yes, there are no maintenance fees. You are responsible for maintaining your home/yard.

10. Are there backyards with the townhomes?
Yes.

11. Do any lots have walk out basements?
Yes, the 25’ townhomes in phase 1 are the only lots with true walk out basements with a deck off of the kitchen.

In phase 1, we have 30’ and 40’ lots with “Walk-out Decks” which indicate that the homes are slightly elevated due to the grade of the land; they will be brick to grade, with slightly larger basement windows and a deck off of the kitchen.

12. Are there any structural posts in the basements of the town houses?
Yes, there are steel posts and beams in the basements of both 20’ and 25’ townhome models.

13.  What is the deposit structure?
The deposit structures vary depending on what kind of home you are looking to purchase. For the town homes we require $25,000 broken up into 4 deposits over 90 days. For our 30 ft. single models, we require $30,000 over 90 days. For our 40 ft. product, we require $40,000 over 90 days. Balance is due on closing.

14. Do all homes (inclusive of townhomes) have standard 9 ft. ceilings on the main floor?
Yes.

15. Since the ceilings will be 9ft. on the main floor, how tall will be kitchen cabinets be?
Our kitchens include tall upper kitchen cabinets (42”as opposed to 36”) to complement the higher ceiling.

16. If I want to make changes to the home, is Coughlan Homes flexible?
Yes. Coughlan is somewhat flexible with changes to the standard floor plans. Any and all changes are subject to approval by architectural control. *This is discussed at the time of your décor centre appointment. The Sales office cannot provide any estimates or guarantees . *

17. Are the boulevard trees and sodding in the front and back yard of the home included in the purchase price?
Yes.

18. What kind of driveway is included in the price?
We include an asphalt paved driveway.

19. What material are the garage doors made of?
They will be steel doors.

20. Are 30 ft. homes single or double car garages?
Townhomes and 30 ft. models have single car garages. The 40 ft. models have double car garage.

21. Are there any schools in the area?
Yes, we have a list of schools designated for the Duffin’s Village development from the Public District School Board and the Catholic District School Board at the sales office.  The elementary school children would be bused.

There is also a future potential school to the east of the development; however, there are no concrete plans from the Town of Ajax or School Board yet and no guarantee this will ever be developed as a school.

22. Will I get to choose the exterior of my home?
Yes, the exterior brick selections are done from prearranged packages on a “first come, first serve” basis and subject to control architect approval, meaning whoever purchased first, will have the first opportunity to choose their desired brick colour. The Townhomes exterior colours are preselected. 

23. If I have purchased, when will I be contacted for my décor appointment?
Appointments will be prioritized by closing dates. You will be contacted well before construction of your home commences. Typically 6-8 months prior to your closing date.

24.How far is highway 401 and highway 407?
Duffin’s Village is very close to both highways with easy access from Brock Road, Pickering. The 401 is approximately 5 -10 minutes south of the site. The 407 is just north on Brock approximately 10 minutes.

25. What material is the front door?
Insulated steel
