Where is the development located?
CREEKWOOD development is located North of Dersan Street on the West side of Tillings Road, South of Taunton in Pickering.
How many phases will CreekWood have?
There is only one phase at this particular site.
When are the closing dates for this development?
Closing dates range from July 2012 – Spring 2013. Depending on what lot you choose will dictate a date range that you will be able to choose from.
How long has Coughlan Homes been building?
Coughlan has been building homes in the GTA since 1958. Please feel free to take a look at a few of our “Established Communities” located on our website’s home page.
Will I be able to see the cemetery and/ or hydro lines?
No, the site borders protected forest to the east and west.
How many houses will be built in total?
152 houses, a mix of town houses & singles 30ft, 37ft and 40ft. All of our homes are principally clay brick and stone.
What is the difference between Elevation A and Elevation B?
The different Elevations reflect the exterior of the home, such as rooflines, window details, accent trim, brick and stone.
Are there premiums on the 40 ft. Ravine lots?
Yes. Please contact the sales office to find out which lots are available and the lot premium.
Are there premiums on the 30 ft. corner lots?
Yes. Depending on which elevation you purchase, it is an extra $10,000 for Elev. A and an extra $12,500 for Elev. B. This includes a wider lot, partial fencing and an upgraded side elevation.
Are the town houses freehold?
Yes. And as such, there are no maintenance fees. You are responsible for maintaining your home/yard.
Where are the garages located for the town homes?
The townhomes front onto Tillings Road and the protected forest. There are detached garages located at the rear of the home. You would enter from Teak Mews Lane.
Are there backyards with the town houses?
Yes there are backyards between the home and the garage.
Are there any structural posts in the basements of the town houses?
No. The engineered floors allow for full span main floor joists with no posts or beams.
What is the deposit structure?
The deposit structures vary depending on what kind of home you are looking to purchase. For the town homes and 30 ft. singles, we require $25,000 broken up into 4 deposits over 90 days. For our 37 ft. models, we require $30,000 over 90 days. For our 40 ft. product, we require $40,000 over 90 days. Balance is due on closing.
Do all detached homes have standard 9 ft. ceilings on the main floor?
Yes.
Since the ceilings will be 9ft. on the main floor in all the singles, how big will be kitchen cabinets be?
Our kitchens include tall upper kitchen cabinets (42”) to complement the higher ceiling.
If I want to make changes to the home, is Coughlan Homes flexible?
Yes. Coughlan is somewhat flexible with changes. *This is discussed at the time of your décor centre meeting. *
Are the boulevard trees and sodding in the front and back yard of the home included in the purchase price?
Yes.
What kind of driveway is included in the price?
We include a 2 stage asphalt driveway. Base coat installed first with finished coat to follow.
What material are the garage doors made of?
They will be steel doors.
Are 30 ft. homes single or double car garages?
Townhomes and 30 ft. models have single car garages because of the width of the lots. 37 ft. and 40 ft. lots have double car garage.
Who owns the “future residential” to the north of the site?
Lebovic Enterprises currently owns the land to the north.
Are there any schools in the area?
Yes, we have a list of schools designated from the Public District School Board and the Catholic District School Board for the CreekWood development at the sales office. The elementary school children would be bused.
There is also a proposed elementary school to the south of our development, although we do not have a concrete plans from the School Board yet.
Will I get to choose the exterior of my home?
Yes, the exterior brick selections are done on a “first come, first serve” basis meaning whoever purchased first, will have the first opportunity to choose their desired brick colour.
When will the Décor Centre Open?
We will be holding a Décor Centre Grand Opening September 17th 2011. Private appointments with the Décor Consultant, Judi, will begin shortly after based on closing dates.
Where is the Décor Centre? Can I go to look around before I purchase?
Our Décor Centre is located at 85 Kingston Road Unit 13 & 14 in Ajax. Purchasers will have scheduled Décor appointments with our design consultant, Judi Kowalchuk.
If I have purchased, when will I be contacted for my décor appointment?
Appointments will be prioritized by closing dates starting in the Fall of 2011.
How far is highway 401 and highway 407?
We are right in the middle of both highways with easy access from Brock Road. The 401 is approximately 5 -10 minutes south of the site. The 407 is just north on Brock approximately 10 minutes.
Who will be the cabinet supplier?
Cartier Kitchens.
